Passenger mirror acts weird (2001 300m)

I recently acquired a 2001 300m that was exactly what I wanted. All the toys minus the extra rare chrome interior parts and obviously no Special parts. Has heated seats, memory, etc.

Anyway, I love the mirror tilt down feature and the key fobs which are programmed to the mirrors however the passenger mirror sensor isn't working.

What happens is that when I hit a keyfob, the mirror then starts to change to the memory position however the mirror keeps going down down down until it finally shuts off. The mirror never returns to the normal upper position on its own.

Same thing happens when I put the car in reverse, the pass mirror tilts down and keeps tilting down until it finally stops. Same thing, the mirror never returns to the normal upper position on its own.

Its acting like the sensor that tells the mirror what position it is in for the down isn't working and the mirror always thinks its still up and not moving down hence forcing the motor to keep trying to tilt it down.

Is this repairable or do I need a new mirror?

humm.. sounds like you may need to get a new mirror!! Or someone will chim in on more info about this

Sounds like the memory module had failed, either in the seat or the actual mirror.
You could try reprogramming the memory position for the mirror to another setting just to double check.
Without the DRBIII tool to do a diagnostics on the seat module, there is no way to tell which, other than to try a second mirror to see what happens.

Thats the thing, I don't want to just throw money at the memory module when to me, it actually seems like that whatever sensor is in the physical mirror itself is going bad and not telling the computewr that the mirror is in the proper location.

I just didn't know one was able to open up the mirror and try cleaning it off with electrical cleaner of some sort.

There is nothing you can clean, it is a sealed memory unit. either works or it doesn't.
Can't see it too well, but it is under and part of the motor assy:
